Kingsgate Primary School

Information about the school:

Kingsgate Primary School is located on Kingsgate Road. It’s a popular community school, and was awarded ‘outstanding’ in its most recent Ofsted report. 86% of the students are meeting the expected levels in maths, reading and writing (the national average is 65%), and all admissions are handled by the London Borough of Camden. 

Catchment area:

There are several sought-after roads within Kingsgate’s catchment area. Neighbouring streets like Dynham Road and Cotleigh Road have some beautiful Victorian and Georgian terraced and semi-detached properties; many of which have been sub-divided into apartments. If you’re working to a budget, there are some reasonably priced flats in locations like West End Lane, priced from £399,000 upwards. Expect to pay over a million for a generously sized house in this area. 

St Luke’s Church Of England School

Information about the school: 

This is a small school (with under 100 students), which only accepts 15 admissions a year. However, it’s often regarded as one of the best primary schools in West Hampstead, as it usually gets great academic results. Recent data reveals that 96% of the pupils are achieving expected levels in maths, reading and writing, which is incredibly high. Admissions are handled by the LEA. 

Catchment area:

To be within the catchment area of this school, start your search around the Finchley Road area. There are several apartments around here (some of which are located in stunning period properties). Expect to pay anything from £350,000 to £1m, depending on the number of bedrooms and the condition of the building. Fortune Green Road is highly desirable, and the streets leading off it, such as Ingham Road and Burrard Road, are worth considering. 

St Eugene De Mazenod Roman Catholic Primary School

Information about the school:

This voluntary aided school gives priority to Catholic children, as it provides a Catholic-focused education (you can view their admissions policy here). It’s located on Mazenod Avenue, and was awarded ‘outstanding’ in its recent Ofsted inspection. 

Catchment area:

There are some great properties on Mazenod Avenue itself, with many being Victorian terraces with original features. West End Lane is an ideal spot to search for flats; both modern purpose-built blocks and sub-divided period homes. The contemporary apartments often offer great value for money, and are priced at £350,000 upwards. Stylish converted flats in this area can be found for £500,000 upwards. 

Emmanuel Church Of England Primary School

Information about the school:

Emmanuel Church of England Primary School (on Mill Lane) is also voluntary aided, and expects prospective pupils to regularly attend church. The most recent data shows that 74% of students are working at the expected levels in reading, writing and maths. 

Catchment area:

There are some beautiful properties in this area, such as those in Cholmley Gardens, which are mostly elegant townhouses. However, expect to pay millions for these, as they’re in high demand. Holmdale Road is another good option, as is Mill Lane – especially if you’re looking for a more substantial property for your family. 

Beckford Primary School 

Information about the school:

Situated on Dornfell Street, Beckford Primary School has just over 400 students, and accepts children from the age of three to 11. It was awarded ‘good’ in its most recent Ofsted report. All admissions are handled by Camden Admissions. 

Catchment area:

There are plenty of appealing roads within Beckford Primary School’s catchment area. Mill Lane has some attractive period apartments, for example; and many have period features like bay windows and high ceilings. Expect to pay around £900,000 for a three-bedroomed flat in this area. Generously proportioned houses can be found in locations like Ravenshaw Street, where a five-bedroomed Victorian terrace property costs around £1.6 million.
